Difficulty with Arch dimension tool -picking up internal walls

I have hit a wall with the Arch dimension tool. It seems to work perfectly fine with an edge i.e a slab edge or wall edge works perfect (shown in blue).
The problem arises when I try to dimension internal wall junctions (shown in red). Seems to work but does not accurately sap to wall junction points accurately' 1 to 3 mm off actual true dimension. Ive played around with snap modes now for about 5 hrs, tried draft work bench same deal. What am I missing? any advise would be appreciated.

A typical error is to have Draft_Snap_Near active by default:
It is not a good idea to have Draft Snap Near permanently active as it takes precedence over many other snap options.

Thanks again worked perfectly I only had end point and perpendicular active and 100% accurate.

Just another knobby question if someone can help.
When I use a wall edges my dimensions are associative i.e. they change and update when i stretch or modify the Building footprint.
When I use point to point to dimension the wall width or in other instances where wall edge cannot be selected, the dimensions are not associative and do not move or update when I modify footprint.
How do I make point to point dimensions associative?
